| Repair and Renovations Financial Responsibilities | |
| I. Identify costs and financial responsibilities associated with campus repairs/renovations. | |
| A. Physical Plant Responsibilities: | |
| 1. The costs associated with the campus infrastructure, building envelopes, environmental conditions (heating and cooling), and the general upkeep of both interior and exterior finishes. | |
| 2. General list of specific items a. All utility costs associated with water, gas and electricity b. All costs associated with grounds care and upkeep c. Costs involving environmental conditioning: heating, cooling and de-humidification d. Exterior building envelope costs e. Campus exterior lighting f. Interior finishes to include painting and carpeting g. ADA compliance requirements h. Costs associated with paper, cardboard and trash removal i. Electrical wiring up to the wall outlet, in compliance with National Electrical Code j. Communication wiring up to the outlet, jack, wall, etc. k. Plumbing (i.e. water, drain, waste, vent) up to wall, in compliance with Uniform Plumbing Code l. Life safety issues including signage, fire extinguishers, first aid boxes m. A “basic level” of white boards for classrooms n. Labor cost associated with “non-revenue” campus activities o. A “basic complement” of window coverings p. Labor associated with “mission related” activities |

| B. Departmental Responsibilities | |
| 1. Costs “unique” to a particular department will be charged back. | |
| 2. General list of specific items: a. Wiring costs from the outlet, jack, wall, etc. to the respective equipment b. Wiring or outlets requested outside of National Electrical Code compliance c. Plumbing (i.e. water, drain, waste, vent) from wall to department specific equipment d. “Non fixed” furnishings to include all equipment e. Waste “unique and specific” to a department f. Equipment costs specific to a program or department g. Hazardous material disposal and handling specific to a department or program h. Labor costs associated with revenue generating events |

| II. Due to ever decreasing state support, the Physical Plant must operate with a prioritized approach in the accomplishment of work repair and requests. The priorities are as follows: 1. Safety and Health Related Concerns 2. Key Operational Functions and Building “envelope” needs 3. Revisions and Alterations to Existing Facilities 4. Cosmetic Enhancements |

| III Campus needs will undoubtedly outweigh available funds. There may be circumstances when a department will choose to provide the financial support of a work request in order to accomplish the request in a more timely manner. If the required work is then contracted out, the department would be responsible for the materials as well as the contracted labor. Work associated with building and/or infrastructure modifications must be coordinated through the Physical Plant to maintain established code requirements and campus standards. | |
